Round Rock retail at a glance

Round Rock is the most complete commercial market north of Austin. Dell Technologies is headquartered here, two hospitals and several higher education campuses bring daytime traffic, and destination retail on University Blvd draws shoppers from across Williamson County. For a retailer, that means several distinct customer bases within a few miles: commuters on I-35, weekend destination shoppers, students and hospital staff, and families in the newer neighborhoods to the east.

Which part of Round Rock fits your concept?

South I-35 and La Frontera

Where I-35 meets SH-45 and MoPac, the La Frontera area combines office buildings, big box retail, and restaurants. Office workers create a weekday lunch crowd, and the highway interchange brings regional reach. It suits fast casual, service retail, and concepts that want both commuters and nearby employees.

University Blvd

Round Rock Premium Outlets and IKEA make University Blvd a regional destination. Baylor Scott & White Medical Center Round Rock and campuses of Texas State University, Texas A&M Health Science Center, and Austin Community College add steady daily traffic. Medical, education, and retail users all compete for space along the road, so expect competition for the best pad and end-cap sites.

Downtown Round Rock

The historic downtown offers small, character-filled storefronts. It works for boutiques, local restaurants, and service businesses that benefit from a walkable setting and a distinctive space rather than highway exposure.

US-79 and Gattis School Rd

US-79 (Palm Valley Blvd) and Gattis School Rd serve fast-growing neighborhoods toward Hutto, and newer retail centers continue to fill in. Kalahari Resorts and Dell Diamond draw visitors to the US-79 area. This side of town suits neighborhood concepts such as fitness, salons, childcare, dental, and family dining.

Three Round Rock issues that change a deal

Access, not just visibility. I-35 frontage looks attractive, but the frontage roads are one-way with limited turnarounds. A site that is easy to see southbound may require a long loop for northbound customers. We drive the approach both ways and look at curb cuts and shared access before you tour.

Signage. Round Rock has its own sign ordinance, and most centers layer their own sign criteria on top. A storefront without the building or monument signage you need can underperform. We confirm what is allowed early.

Permitting on Round Rock’s schedule. Round Rock runs its own permitting and zoning, separate from the City of Austin. Many tenants find it more predictable, but build-out timing still depends on your scope, contractor availability, and equipment lead times. We negotiate a rent start date that reflects your real opening, not the day you get keys.

Lease terms to focus on

Most retail space in Round Rock is leased on a triple net (NNN) basis: base rent plus your share of taxes, insurance, and common area maintenance. Compare total occupancy cost, not just the asking rate. Beyond rent, we negotiate:

  • Tenant improvement allowance and free rent during construction
  • Exclusive use, so the center cannot lease to a direct competitor
  • Co-tenancy protections tied to anchor tenants where they matter to your traffic
  • Assignment rights and limits on any personal guarantee

Our retail space page explains each of these in more depth, and leasing retail space: a tenant’s roadmap walks through the full process step by step.

How a Round Rock retail search runs

We start with a discovery call about your concept, customers, size, budget, and timing. Then we pull every available site that fits, including spaces not yet listed, into a site report with maps, demographics, traffic, and nearby competitors. After touring the short list, we request proposals on the top one to three sites at once so landlords compete, and negotiate through lease signing with you and your attorney.

FAQ

Where are the main retail areas in Round Rock?

The I-35 corridor and La Frontera area on the south side, University Blvd near Round Rock Premium Outlets and IKEA, historic downtown, and the US-79 and Gattis School Rd corridors on the growing east side.

Is I-35 frontage a good retail location in Round Rock?

It offers the highest visibility in the city, but one-way frontage roads and limited turnarounds can make a site hard to reach. We test access from both directions before recommending a frontage site.
