Two things to verify: whether a visible center is actually easy to reach from 183A, and whether an existing tenant holds an exclusive that blocks your use.

US-183, RM 620, and Bell Blvd

The Lakeline Mall area on the southern edge draws from northwest Austin, Cedar Park, and Leander, which can widen your patient base. Bell Blvd (Business 183), the city’s older main street, has more affordable inventory and some redevelopment potential, which can suit a practice watching its budget.
