The answer depends on what you require. If you’re looking for “move-in ready” office space then we may be able to get you in within 2 or 3 months. If you’re thinking you may want something more custom-fit, often requiring minor interior construction, then we suggest 5-8 months. It’s best to talk to an expert as early as possible so we can walk you through the timeline unique to your situation.
This varies depending on the location, size, and amenities of your space. Class A office space in downtown Austin could range from $50 – 70/SF gross. While a more neighborhood office space would be closer to $25 – 40/SF gross. (Example: A $50/SF rate at a 3,000 SF space would equal $12,500 per month in rent)
500 – 1000 SF (3 to 5 people)
1,000 – 2,000 SF (5 to 10 people)
2,000 – 3,000 SF (10 to 15 people)
3,000 – 4,000 SF (15 to 20 people)
4,000 – 6,000 SF (20 to 30 people)
6,000 – 10,000 SF (30 to 50 people)
10,000 SF + (50 or more people)
We are paid a standard commission by the office Landlord equal to 4% of the gross lease value. Our fee is built into every lease so you can be assured you’re not paying extra to have proper representation. Even though the Landlord pays our fee, our sole responsibility and duty is to represent YOU and your interests.
Most office leases are at least 1 year, but typically 3 to 5 years. Landlord often provide more favorable lease rates in exchange for signing a longer-term lease. We would discuss your exact needs and advise on the lease term we’d recommend.

Every deal is unique and requires a professional’s guidance. Once we’ve narrowed down to a handful of locations, we can conduct tours of the property if needed to determine the best fit

Negotiations

Upon selecting our top 1 to 3 sites, we begin negotiating terms of your lease or purchase. Here we help you avoid mistakes and always obtain favorable terms

Executing the contract

Lastly, we prepare finalized contracts and have both parties sign. For a lease, the contract is finalized at signing. For a purchase, the property is placed under contract, and we will begin due diligence and then close. Congratulations!
