Market Overview

We do the heavy lifting to find the target demographic area for you, then hand-pick available sites. We compile these sites into a custom-made report that we’ll review with you.

Touring locations

Once we’ve narrowed down to a handful of locations, we can conduct tours of the property if needed to determine the best fit

Negotiations

Upon selecting our top 1 to 3 sites, we begin negotiating terms of your lease or purchase. Here we help you avoid mistakes and always obtain favorable terms

Executing the contract

Lastly, we prepare finalized contracts and have both parties sign. For a lease, the contract is finalized at signing. For a purchase, the property is placed under contract, and we will begin due diligence and then close. Congratulations!

Frequently Asked Questions

Typically you will want to look for space 9 – 18 months before you need to occupy it.When factoring in time to find the right space, negotiate the contract, and then preparethe space for move-in… there’s a lot to consider before you’ll be ready to open your doors. Also the best options may be under construction buildings that will take a while to deliver. It’s better to be too early to discuss your options than too late.

Our fee is paid by the Landlord or Seller and is an expected cost for them. This means using us as representation is only an advantage for you. Landlords like paying  us because they know we bring quality tenants and can help navigate the deal. It’s a win-win-win for all parties!

We are the Austin, TX team for Foresite CRE. So you have local experts to help you with your commercial real estate decisions.

We do not require an exclusive contract. We do require a simple Representation Agreement, however. The purpose of the agreement allows us to call on properties on your behalf when performing our market reports.  We only want to work with people who want to work with us, so if at any point you choose to go a different direction then we will honor that!
